STEPS IN THE HOME SELLING PROCESS

This is a free, no obligation conversation. Whether you are ready to list next week, or preparing for months for now, I’m happy to discuss a plan to get your home listed within your timelines. We will chat about your goals for your home sale including when and why you want to sell, and i’ll also gather basic information on your home so I can start to put together your personalized listing presentation and pricing strategy.

LISTING PRESENTATION AND HOME TOUR

I will prepare a comprehensive listing presentation tailored specifically to you and your property. I will explain what my duties are to you as an agent, and what I offer my clients that sets me apart from other agents. I will have you show me around your home and tell me everything you love about it. After that, we will sit down to go over a current market trends, discuss potential list price based on the similar homes in your neighborhood, establish a timeline for pre listing milestones, and determine a desired listing date.

PREPARE HOME FOR LISTING

During this period we work to hit those milestones to get you home to the market. This includes making any necessary repairs or updates, clean, declutter, and set up staging, cleaning and photography appointments. It seems like a lot, but do not worry! I do include the staging consultation, deep cleaning and professional photography in my service! They are critical to making sure your home is presented with the same attention and care that you’ve put into it!

MARKETING

My marketing package includes large professionally installed yard “for sale” sign, property website, online virtual property tour, custom flyers, professionally printed announcement cards mailed to your neighborhood, an e flyer sent to over 8,000 agents in Metro Denver, feature cards with highlights of your home, and a feature in West + Main’s weekly newsletter that is distributed to 23,000+ local real estate agents.

PROFESSIONAL PHOTOGRAPHY

In the current day and age of online shopping, professional photography is an absolute must,. I require, and provide it on all of my listings to ensure it stands out to buyers as they filter through homes. I hire an amazing local photographer that will take bright, edited photos that show your home in the best light (pun intended). They will also include a 3D walkthrough of your home and floor plans that allow online shoppers to get a great feel for your home before they even take a step inside.

LIST HOME ON MLS

The Multiple Listing Service is the largest tool that allows us to get your home in front of as many agents and buyers as possible. I will compile all the necessary details and craft a thorough listing description to make sure your home has correct, complete information that makes sure buyers are able to find it.. Your listing will be available to all real estate agents in the Denver area from Fort Collins to Castle Rock, and will also sync to all the major real estate websites (Zillow, Realtor.com, Homes.com) to expose it to the largest buyer pool possible.

OPEN HOUSES AND SHOWINGS

While it is important to make your home available to be viewed in person, I do understand that you do still have a life to live! We will establish a personalized strategy that works best for your family’s routine and schedule while getting your home as much exposure as possible to potential buyers. I require all buyers to be accompanied by a licensed real estate agent during showings, and all Open Houses will be hosted by 2 industry professionals, one of whom must be a West and Main agent.

OFFER PRESENTATION

All offers received will be presented in a timely manner and explained in easy to understand terms. If there are multiple offers, I will prepare a spreadsheet and walk you through the pros and cons of all offer terms. There may be some negotiation, but once we choose one and both parties are in agreement you will go under contract!

UNDER CONTRACT PERIOD

The typical under contract, or due diligence period, is 30 days in Colorado, but that is negotiable. In the last couple of years 21 days has become more common, and can be as little as 10 days. It all depends on how the buyer structures the contract. During this period the buyer will schedule an inspection, order an appraisal, finalize their loan, and review several documents (title, HOA, seller disclosure, any available due diligence documents, etc.). These will be spread out over a handful of deadlines we will need to meet, but I will keep you informed of all upcoming deadlines throughout the process. This could lead to possible negotiations arising, but I will be there to advise you throughout those as well!

CLOSING

Once we are through all of that, we will get to closing where all of your hard work pays off! You will have a handful of documents to sign, and once both parties are signed a title company will distribute all funds, and transfer ownership. That means you get your proceeds from the sale, and get to move on to your next chapter!

AFTER CLOSING

Hopefully you are staying in Colorado and we will be able to keep in touch, but no matter where your next chapter is I’m happy to help you get the resources you need as you get settled.
