Buying a Home

Buying a home is a major milestone and a personal choice for each person. It is a very exciting, but it can also be intimidating, stressful and confusing. My goal is to educate my clients to empower them to make the best decisions for themselves and their families and feel confident about their purchase. I pride myself on communicating every step of the way and being present from the initial consultation to the closing table and beyond. While it may feel overwhelming to start on the path to homeownership, there are very simple steps to get you started:

Find a Realtor and Download a Buyer Packet

Congratulations, your first step is done! Finding a trusted realtor is one of the most important steps in making your homeownership dreams become a reality. my job as your realtor is to guide you throughout the process and act as a source of information while providing expertise on the market, homes, valuations, offer strategy, and the buying process as a whole.

The buyer packet helps with that by providing you introductory information from closing costs that go along with a transaction, to a copy of the Colorado Real Estate Contract. I do bring provide a copy to our consultation, but it’s a fun thing to peruse as you gear up for your home search.

Find a Lender - Get Pre Approved

The next, and equally important step is to speak to a lender to get a realistic idea for what price range you are comfortable with. In the Denver market where it is fairly fast paced, it is extremely beneficial to get pre approved prior to shopping for homes. A number of factors are taken into account when calculating what amount you are qualified for including income, credit score, and debts. I highly recommend speaking to a lender as soon as you are considering buying to get an idea of where your financials are. If you are not currently qualified for the type of home you are looking for, a lender can help create a plan for your credit or debt pay downs to get you on the right track.

You should choose a lender that works weekends, is willing to pick up the phone and answer you questions (trust me, there will be a lot of them), and can offer different loan products that work best for you unique situation. Building a great team around you is crucial to a seamless home buying experience. I have a handful of lenders I trust that offer premium service that I’d love to introduce you to!

Search for Homes

Once you are pre-approved we can start looking at homes! After completing my buyer survey on what you are looking for in a home, you will get a personalized search set up with new listings directly to your inbox. As you find homes you are interested in we will go visit them in person. We can go to them one at a time as you are available, or set up a full showing day with up to 5 homes on the schedule.

Showing availability will vary based on each listing and we will construct a showing schedule to get you into all of the homes you are interested in!

Make an Offer

I will communicate with the Listing Agent to find out what the seller is looking for, if the home is competitive or not, and any other details we will need to craft an offer that stands out. I will offer advice on your options for price and terms of the contract based on the circumstances so you can determine what you would like to offer. No matter the type of market we are in, I will make sure we have a good idea of what it will take to get you into your home.

There may be some negotiation, but once both parties are in agreement you will go under contract. Within a few days of going under contract, you will need to submit your deposit (earnest money) to be held by the title company.

Under Contract Period

The typical under contract, or due diligence period, is 30 days, but that can be as short as 21, or even 10 days depending on a number of different factors and how we structure the contract. It is during this period that we really dive in and make sure you are making a sound investment and getting the home you are paying for. We will schedule an inspection, review several documents (title, HOA, due diligence + seller disclosures), order an appraisal, and finalize your loan. If something arises that causes major concern, we do have the ability to cancel the contract and getting your earnest money back. My job is to make sure you are well informed of all the upcoming deadlines and potential risks as we move past each deadline.

Closing

Always the most fun, this is the final step after all of your hard work that has already been completed! A title company will facilitate the transfer of funds and ownership. You will have a lot of documents to sign to make it official, and then you will get the keys to your new home and pop the champagne!

After Closing

While you are enjoying your home and getting settled, you may find you need additional resources, recommendations for movers or a handyman, or questions on what general maintenance to be done. Please don’t hesitate to reach out if you need anything even after the closing is complete, when you hire me, you are getting a realtor for life!
